That said, an older or outdated home doesn’t mean neglected. The owner made thoughtful improvements, especially to boost curb appeal, while I handled staging and professional cleaning. Don’t overlook this step—it’s crucial, especially in areas where new builds typically offer a polished appearance.

Don’t rely on buyers to notice your home’s unique qualities on their own—after touring multiple homes, the details can easily blur together. Identifying and enthusiastically promoting standout features is essential. We even created a video to highlight some of this home’s premium qualities. While listing your home and waiting for buyers may sometimes result in a sale, targeted marketing is what truly maximizes exposure, drawing in more buyers and, ideally, increasing interest and offers. We hosted two open houses—one on the weekend and another mid-week—to reach a broader audience. Additionally, we launched targeted marketing campaigns, bringing over 50 families (around 150 people) through the home in just three days. In the end, we attracted motivated buyers from both local and surrounding areas, leading to a quick sale.
